Cracks can be caused by poor taping, moisture and house settling. The location of the crack gives you a clue as to the type of problem.

Since we're a foundation repair company, let's focus on drywall cracks that can be a sign of a foundation problem.

Gaps and cracks between the wall and ceiling
Cracking or separation of the wall and ceiling are a sure sign that your home is experiencing foundation settlement - or you've hung your flat screen TV from the drywall instead of a beam. Either way, it's not good.

Cracks at corners of windows and doors
These types of cracks are almost always a sign that your foundation is experiencing settlement.

When your home settles unevenly, cracks will start to develop in the drywall or plaster surrounding your window and door frames. Covering up these cracks with a patch will not fix the underlying problem - foundation settlement. That's a problem that's best left to the experts.

DIY drywall crack repair - don't do it!

My sump pump or WaterWatch alarm is going off. What do I do?

Answer: First and foremost – do not unplug your sump pump. The WaterWatch alarm goes off when the water reaches a certain level. If you don't have a battery back up, the sump pump is alerting you that the power is out and the pump's not working.

If your power's still on, check the water level in your sump pump. How did the water sensors get wet?

While it's unusual for water to leak into the top of the pump, the sensors may have gotten damp. If that's the case dry off the sensors.

If the water level is high enough to get the sensors wet then your pump may not be able to keep up with the flooding or the sump pump isn't working.

If the water has quickly risen, or you're experiencing heavy rain, and you still hear your sump pump working, then it's working to pump the water out. You can remove the WaterWatch Alarm, dry it off and set it aside until the pump has removed the water.

If you don't hear the pump working then make sure that the sump pump has power. Check the connections and the fuse box to make sure a fuse wasn't blown. If the pump's not working and you have power then it's important to schedule service for the pump.

What is Efflorescence?

What is Efflorescence besides a really hard word to spell? That’s a great question and it’s probably something we’ve all seen without knowing what it is. It can happen in any basement.

AquaGuard sees basements with efflorescence on the walls every week in homes in Athens, Acworth and Austell as well as metro Atlanta. It is a common problem in concrete and masonry block foundations. The white powdery or fuzzy looking stuff you see along the inside and outside of your basement wall is efflorescence. It isn’t t hazardous but it is annoying and if you’re selling your home an agent or home inspector may point it out to so as a problem. Efflorescence is really salt and it means that you have a moisture problem and if gone untreated can cause deterioration.

Water seeps through the block or the concrete wall and dissolves minerals. As water evaporates from the surface of the blovk the (salt) deposits are left behind, and salt crystals can grow, just like that old science project most of us did in school with the pencil, string and water with salt in it. Generally, it is a visual problem but it can cause the surface to peel, pop out or flake off too. Salt pushes from the inside out and can eventually cause crumbling and deterioration.

If you removed it and it doesn’t return great but in most cases it does return. If you see efflorescence crystals it usually means there is a leak somewhere letting outside water in.

How Hot Damp Weather Takes a Toll On Your Crawl Space

Hot weather, dirt and vented crawl spaces create big problems and it is certainly hot in Georgia during the summer. These vented, humid crawlspaces invite in mold and wood rot, which threaten the health and safety of your home and family.

Here’s how it works: as the warm air rises in your home, it brings with it the air that was previously in the crawl space. This includes the moisture and mold spores in the air, and anything else that’s airborne in your crawl space. As this air rises in the home, replacement air enters from the lowest part, your crawlspace.

Replacement air is made up with unconditioned outside air that enters through vents and other leaks. This natural upward air movement is called the “stack effect” -- which is how chimneys work.

Consequently, whatever is in the air at the lowest point eventually flows up into the living sections. In fact, up to 40% of the air we breathe on the first floor of our home comes from the crawl space.

A dirt crawl space with an open crawl space vent is a never-ending source of moisture. Even if the dirt's surface seems dry, digging down a few inches reveals moist earth. And this moisture is constantly released into the crawlspace.

As the temperature rise in metro Atlanta, so does the amount of moisture that’s released from the ground. So you can see how the hot weather can create a problem when combined with your damp crawl space.

Sealing the crawl space from the earth and outside air is the answer to moisture and dampness in the home. Some contractors and homeowners will simply put down a thin, non-UV-resistant plastic liner, like a 6-mil plastic liner. This really has little effect as there's still a lot of opportunity for air to enter from crawl space doors or hatches, crawl space vents, pipe penetrations, porous concrete walls, the hollow cores of blocks, and various other gaps and holes.

These sources of moisture lead to mold growth, musty odors, and structural damage, not to mention that insects and critters love a damp environments. Energy costs can also be higher. Moisture ruins houses by providing a hospitable environment for mold and other fungi, and insects that destroy wood framing. Many people suffer from allergies as a result of mold.

Crawl space moisture, and the mold and mildew that thrive in this environment, affect not only the floor system directly above, but also the entire house. Three things destroy organic materials in general, and wood in particular: water (moisture or high relative humidity), heat, and ultra-violet radiation. Of these, water is by far the most damaging.

Properly sealing the crawlspace and removing the moisture from the ground and air is part of the solution that helps provide a mold-free and insect-free environment, which leads to a more energy-efficient and healthier home. To avoid moisture's negative effects, a crawlspace should be completely sealed and isolated from the ground and the humid outside air.

Bowing Walls are Common Problem In Metro Atlanta

It's not uncommon to see horizontal cracks in your block basement walls, cracks in the sheetrock or exterior cracksin the bricks of your home. We haven’t had many rainy days or nights in Georgia recently and the lack of rain (drought type conditions) can wreak havoc with the foundation of your home and thus the value of it as well.

Harsh weather conditions like drought or (even excessive rain) can cause structural damage to foundation of your home. As a result of extreme conditions, the soil underneath can shrink or swell and loose its ability to support your home which will cause the structure to shift and move. Look around your home on the exterior and the interior. Do you see cracks outside in bricks? What about cracks in your drywall above doors or windows? Do you notice doors and windows that do not open or close properly? What about the walls in your basement or crawlspace? Do the walls seem to be bowing or do you see offsetting cracks in your walls?

Foundation movement is a common problem in metro Atlanta, because of expansive clay soil and changing weather conditions. As a result homeowners can end up with costly home repair bills!

As your home ages, it is likely the structure of your home will continue to be affected by differential movement. This movement can cause problems regardless of whether your home is new or old. It does not stop or slow down as your home gets older. It can happen suddenly or over time depending on weather (and thus soil) conditions.

There are a couple culprits that cause foundations problems with your home. Soil conditions are one of them. Clay in the soil expands or contracts as its moisture content changes with the weather. The more expansive the soil the larger your cracks can be.

Plants can also play a role in damage to your foundation. The roots of the trees and plants consume the moisture in your soil. Trees should be planted far enough away to allow for growth of the roots as over the years they can extend out considerably and the root system could come in contact with your home’s foundation.

A home plumbing leak, air conditioning leak or even a city water pipe leak can also cause settlement issues where the soil has been wet.

Poor drainage also plays a role. Water standing or running alongside a foundation after rains may cause settlement of a foundation. Are your gutters pouring water down right next to the foundation of your home? Is your yard sloping towards your home? It is always a smart idea to keep all gutters and downspouts flowing properly and extended at least 10 to 15 feet away from the foundation. It can become much worse after dry conditions that have existed in north Georgia and the entire state. When the soil has been very dry prior to the beginning of the rain, it shrinks and pulls away from the foundation, leaving a gap next to the foundation wall. These gaps then allow for a clear path for a surge of water from the next heavy rain when the rains finally do return.

Dave: We talked a little earlier, y’know, we haven’t had rain in like, since 1987. So, y’know, that’s good for my basement not leaking. I have Tom DiGregorio on the Home Fix-It hotline. How’re you doing today, Tom?

Tom: Great, Dave. How’re you doing?

Dave: I’m doing great. Y’know, Georgia seems to have even less rain then the rest of America does. We get less rain here. I guess some people got some rain yesterday, but we’re way behind in rain. So, that’s good for my foundation, right?

Tom: Uh, no. That’s actually not good for your foundation. It may not, it may not leak but unfortunately what’s going on with these draught conditions, extended now and, according to Kirk Mellish, another six months it’s going to be abnormally warmer and drier. Which is creating a situation where the soils are so dried out now, that they’re literally pulling away from the bottom of the footing and the sides of the foundation walls and creating for more settlement problems. And the dirt doesn’t have the ability to hold the load of the home anymore. So, we’re getting settlement issues. And the other thing with this extreme heat, we’re getting very, very high humidity conditions now going into the Summer which is wreaking major havoc on crawlspaces…from mold growth to excessive energy bills trying to cool your home. So there’s a lot going on with these dry, humid conditions we have right now.

Dave: It doesn’t sound like any of it’s any good. We’re gonna blame most of this on Kirk Mellish. Is there an even bigger problem, if we go, say, ‘til July with substantially less rain and then we have a, just a really wet July where it just soaks everything? Are we…are houses that haven’t leaked before more susceptible to leaking now?

Tom: Absolutely. Because the soil is literally pulling away from the wall, it’s creating a natural, open path for water to get in. So, when we do get some inches of rain again, it is going to immediately push up against the wall, create, not only leaks but a lot of pressure especially on block walls that will cause them to bow and in some cases literally blow out, if they’ve already been cracked and compromised. Water will then rush under the footing and, and literally cause some settlement issues ecause the whole situation is now becoming exacerbated with the heavy rains.

Dave: Is the…is the weight of the dirt pushing against the foundation…that’s built into the calculation for building a foundation, right?

Tom: No. Not really. I mean, you build the home according to code. But nobody can account for the swelling and contraction of this, of this red clay that we, that we have all over Atlanta here. So…it’s something that you have to just kind of keep an eye out. Look for the symptoms and, of course we would be happy to come out and look. You’d want to be looking for cracks in your sheet rock, cracks in your brick veneer, floors that are unlevel, doors and windows that are sticking. If you have a crawlspace, it’s just that time of year where there’s such humidity conditions under the home, that it’s literally a haven for mold growth. So, all of that mold-infested air is coming right up into your home, creating lots of moldy and musty smells and unhealthy conditions.

Dave: I just thought, I just figured that was part of the game for living in the South. That’s just,... you live down here, you take your chances.

Tom: Well, you do. But it’s all correctable and you can create for a much more energy efficient situation, much more healthier environment for the occupants um, and the wood itself. Y’know, there’s just a lot going on right now.

Dave: Yup. Even though there’s nothing going on right now, there’s a lot going on right now. Tips on Choosing a Basement or Foundation Contractor

Choosing the right contractor for the job is an important first step. No matter what you are planning to do, take your time and do your research.
If you end up with the wrong contractor or some fly by night contractor, you could end up disappointed in the work, feeling swindled, and needing someone else to finish the job.

1.Get a referral from someone you know.

2.Hire a contractor who specializes in the type of work you need done. You need a specialist, not just a handyman. Generally a "jack-of-all-trades" is a master of none!

3.Before you even start calling the contractors, check with the Better Business Bureau to find out if complaints have ever been filed or are outstanding against the contractor. See if there are any unresolved complaints. Be aware that a new contractor or one that changed his legal name to dodge complaints may not have any record of complaints with the BBB, so it is important to follow all of these steps.

4.When checking with the Better Business Bureau, another important factor to keep in mind is whether or not the business is local in your market. If a business has a local office, but is regionally or nationally owned, there is the possibility that the local office has a good, clean record with the BBB, but the regional or national office does not. In addition, a local office will be able to respond quickly to a problem or issue. Check the company out via the internet for complaints nationally by using review websites. Simply by searching the name of the company and complaints or reviews brings a wealth of information.

5.Check financial stability. If your contractor has trouble paying bills, your job could be put on hold or completely stopped with no supplies or paid staff. Also, find out how long the contractor has been in business? Don't choose someone brand new in town.

6.Ask your contractor for copies of Worker's Compensation status and Liability Insurance certificate. A reputable contractor will have no problem providing copies of these documents. Insurance policies help protect you and your property from potential legal problems should an accident occur. Don't be afraid to ask.
7.Get at least three references for your contractor for locally completed jobs the contractor has done that are similar to yours and call them. The contractor will likely give you references who had positive experiences, so be sure to ask them specific questions. See how satisfied the customers were with the job. Did the contractor clean up the work area and stay to the schedule? Was the final bill what you were told? Use references to check the contractor's current and past work history. 8.Request a written estimate. Any contractor who does not provide you with a written estimate should be crossed off your list immediately. Don't base your decision on price alone. Be cautious of an extremely low bid. If receiving more than one estimate be sure to give the job details the same way to each contractor so you won't be comparing "apples and oranges".

9.Read the contract carefully. Ask questions about anything you don't understand, and don't be shy about asking for changes to the contract. You are the customer. Note any follow-up or guarantees or warranties the contract provides. Ensure that the warranty is a part of the contract and don’t accept that the warranty will follow. Ask if there is a cost to transfer the warranty so that you are prepared. Once you are satisfied with the contract sign it and give it to the contractor.

How Water Gets Into Your Home

Water always seeks the path or paths of least resistance. This water can get into your home through cracks in the walls and over and under the footer. One that water finds a way into your basement, it is imperative to address several areas to fix the problems.

If one area is repaired while other areas are ignored, water will most often return and continue to expose your home to extensive damage and the value of your home will suffer and create other potential problems.

Water can comes into your basement in the following ways:

From under the footer: It is possible for there to be a small space between the footer and the poured basement floor. Excess water under the home may create pressure resulting in water coming through those areas and into your basement. You may see evidence in the form of wet carpet, wet baseboards or water on your concrete slab.

From Leaking or Sweating Walls: Consistent excell moisture can cause block walls to "sweat" which can cause water to pool inside.

Through floor cracks: Excess water in the soil under your basement floor can create pressure, resulting in water to find its' way up through the cracks and you can see water on your floor around those cracks.

Through Cracks in Walls and Mortar Joints(between the blocks): Excess moisture in the dirt creates "hydrostatic pressure" can cause the cracks in your walls to leak. If you have block walls, the water may build up inside the blocks, allowing deposits, mildew and other problems as well as water seeping out of the bottom of the wall.

Over the footer: Water can seep in throug the cracks between the footer and where the wall sits on it.

Signs of Foundation Failure

Take a walk around the outside of your house. Look for:
Cracks that stair step between bricks, gaps between brick and window or wall frames, cracks in foundation walls. Check the inside of your home for sheetrock cracks, cracks above doors or windows and doors or windows that don't shut properly or horizontal cracks in block walls in your basement. These can all be symptoms of structural issues with your home.

Foundation failures can seriously decrase the value of your home and in today's economy it's more important than ever to preserve its' value.

Leaky Basement Walls

Leaking basement walls can limit the way you use your basement space. The cracks create leaks that tend to transform your walls into ugly surfaces, stained by water, mold, and white, powdery efflorescence. The moisture coming through the wall crack encourages the growth of mold, mildew, and rot on your organic materials.

Over time, this may cause structural damage, as the problem continues to worsen into an increasingly more expensive and complicated issue. Catching the problem early on can save you money, time, and other considerable inconvenience.

What Causes the Leaks?

Shifting, settling or expanding soils tend to cause wall cracks. Water not only enters your home through foundation wall cracks but may also enter through cracks in floors, around pipes, and even through gaps around basement windows.

What Not to Do

Many homeowners will try to fix these problems by using caulk, hydraulic cement, or mortar. This is only a temporary solution to a long lasting problem.

•   Caulk sealers will fail to fill the crack as they cannot flex, contract or expand with the basement walls as the temperature changes throughout the season. Similarly, urethane sealers can only expand to 10% of their volume, whereas a wall crack may expand to many times its width.
•   Hydraulic cements may work to fix the original crack, but they are not a solution fro the pressure that caused the crack to form in the first place. This continued pressure can lead to a new crack forming nearby or elsewhere along the wall.
•   Mortars are also inflexible, and tend to seep through the other side of the crack without solving the problem.
•   Caulk needs to be applied to a clean dry surface to work properly. This is usually not the case if you have a foundation wall crack with seeping water!

It is also worth noting that a wall crack may be a sign of a potentially serious foundation issue. If your wall crack is wide enough to fit a dime into its opening, we recommend that you consult with a foundation repair expert.

The Best Solution

There are long-term solutions to these issues. Polyurethane is an amazing sealant that, in most cases, can stop the leak permanently. Here’s how it works:
A special polyurethane is injected into the crack. This high-viscosity polymer flows deep into the crack to form a durable, flexible seal. The seal is capable of expanding and contracting with the natural movement of your settling basement walls. The benefit of a polyurethane sealant is that is can stretch many times its size – without breaking or coming loose. It will not seep through the crack, and can even be applied to wet wall cracks. This step of the process should stop 95% of the leakage.

Next, a thin foam strip should placed over the crack to collect any seeping water and direct it into the dry well that is created below the floor. When possible, this water seepage could also be directed into a perimeter drain.

Last, the foam strip is coated with a polyurethane sealant to hold it tightly against the wall and to give it a professional-looking finish.

There are plenty of resources for foundation repair and tips, but it’s always best to contact your local expert. Make sure you trust who you work with and you’ve researched the company before committing. Foundation cracks can happen as many different forces apply pressure to, or fail to support , your structure. For example:

•   Foundation cracks can occur due to the soils surrounding your foundation walls: Expansive soils tend to occur in places with clay-rich soil. When this soil is saturated with water, it expands, applying pressure against the foundation walls. As this pressure exceeds the bearing weight of the walls, it can lead to damages related to the bowing, cracking and inward movement of your foundation walls.

•   Erosion takes place when rainwater or underground springs slowly wash away the soil that supports the foundation. This causes foundation settlement. Signs of settlement include stair-step cracking along walls, tilting chimneys, drywall cracks, and cracks around door and window frames.

Cracks can form in your foundation due to the way the concrete was made or produced:

•   One way a crack can form in a basement wall is due to the natural drying and hardening of the concrete as it cures. This has many variables such as: the temperature of the air, the density of the particles, the temperature of the concrete, the humidity of the day, the air content of the concrete, the density of fly ash within the concrete, and more.

•   Another reason that a foundation may begin to crack is due to the conditions by which the foundation is originally constructed. To save time and money, foundations are always backfilled before the concrete has time to completely cure. The impact upon the walls from the sudden pressure of backfill, combined with temperature changes is a recipe for foundation damage.

•   A crack can occur when the procedure to extract bubbles from the concrete is improperly conducted. When concrete is mixed, vibrating rods are inserted to shake the air bubbles to the top of the mix. If this is performed inadequately, large air pockets may remain. These air pockets will expand and contract at a different rate than the rest of the concrete, which can lead to deterioration and cracking of the concrete.

•   Cracks also occur when too much water is mixed into the concrete. This weakens the structural integrity of the concrete and leaves greater potential for flaking and spalling damage.
Repairing A Damaged Structure
In nearly every situation, removing and replacing the foundation is a step that is not necessary. There are many options for foundation repair that can restore even a severely damaged foundation, without the need for this expensive and time-consuming process.

However, we do not recommend that these repairs be conducted by anyone but a certified professional. Foundation repair is a highly advanced process that takes many factors into consideration, including local soil conditions, the weight of your home, and the condition of your foundation wall.

Once damage has been recognized, it's most cost effective to address the damage quickly. A foundation issue can be repaired at peak efficiency, effectiveness, and for the last monetary cost when conducted early on. Don't wait to solve your foundation issues!
