These vented, humid crawlspaces invite in mold and wood rot, which threaten the health and safety of your home and family.</p> <p><br /> Here&rsquo;s how it works: as the warm air rises in your home, it brings with it the air that was previously in the crawl space. This includes the moisture and mold spores in the air, and anything else that&rsquo;s airborne in your crawl space. &nbsp;As this air rises in the home, replacement air enters from the lowest part, your crawlspace.&nbsp;</p> <p>Replacement air is made up with unconditioned outside air that enters through vents and other leaks. This natural upward air movement is called the &ldquo;stack effect&rdquo; -- which is how chimneys work.&nbsp;<br /> <br /> Consequently, whatever is in the air at the lowest point eventually flows up into the living sections. In fact, up to 40% of the air we breathe on the first floor of our home comes from the crawl space.</p> <p><img style="margin: 12px 10px; float: right;" src="http://img1.teambasementsystems.com/uploads/blog/1211/evidenceofmoisturecrawlwalls_1344363490.JPG" alt="" width="400" height="300" /></p> <p>A dirt crawl space with an open crawl space vent is a never-ending source of moisture. Even if the dirt's surface seems dry, digging down a few inches reveals moist earth. And this moisture is constantly released into the crawlspace.</p> <p>As the temperature rise in metro Atlanta, so does the amount of moisture that&rsquo;s released from the ground. So you can see how the hot weather can create a problem when combined with your damp crawl space.</p> <p>Sealing the crawl space from the earth and outside air is the answer to moisture and dampness in the home. Some contractors and homeowners will simply put down a thin, non-UV-resistant plastic liner, like a 6-mil plastic liner. This really has little effect as there's still a lot of opportunity for air to enter from crawl space doors or hatches, crawl space vents, pipe penetrations, porous concrete walls, the hollow cores of blocks, and various other gaps and holes.</p> <p><img style="margin: 10px;" title="Damp Humid Crawlspace" src="http://img1.teambasementsystems.com/uploads/blog/1211/disgustingcrawlspace_1344363531.JPG" alt="" width="400" height="300" /></p> <p>&nbsp;These sources of moisture lead to mold growth, musty odors, and structural damage, not to mention that insects and critters love a damp environments. &nbsp;Energy costs can also be higher. Moisture ruins houses by providing a hospitable environment for mold and other fungi, and insects that destroy wood framing. &nbsp;&nbsp;Many people suffer from allergies as a result of mold.&nbsp; <br /> <br /> Crawl space moisture, and the mold and mildew that thrive in this environment, affect not only the floor system directly above, but also the entire house. Three things destroy organic materials in general, and wood in particular: water (moisture or high relative humidity), heat, and ultra-violet radiation. Of these, water is by far the most damaging. <br /> <br /> Properly sealing the crawlspace and removing the moisture from the ground and air is part of the solution that helps provide a mold-free and insect-free environment, which leads to a more energy-efficient and healthier home. To avoid moisture's negative effects, a crawlspace should be completely sealed and isolated from the ground and the humid outside air. <br /> <br /> An effective method to lower crawl space humidity, tested and perfected throughout the U.S., Canada, the U.K., and Ireland, is a crawlspace vapor barrier system. This involves installing a 20-mil 7-ply sandwich of high and low-density polyethylene with polyester-cord reinforcement on the dirt floor and is extended, and fastened to the top of the walls. <br /> <img style="margin: 10px;" title="Encapsulated Crawl Space" src="http://img1.teambasementsystems.com/uploads/blog/1211/crawlafter1_1344363590.JPG" alt="" width="400" height="300" /><br /> This extra-heavy reinforced lining is treated with an antimicrobial finish that protects against mold and mildew growth under the crawlspace liner. It is tough enough for service people to crawl on and safe enough for storage. <br /> <br /> In some cases a high performance dehumidifier air filtration unit is added in the crawlspace to assure that humidity levels stay under 50%. Expansive soils put large amounts of pressure up against your foundation walls, and with nothing backing them they easily succumb to bowing and then buckling.</p> <p>Soils, especially clay soils, expand when wet. We don&rsquo;t get much snow here but dry soil followed by pop up showers rolling in is the perfect storm for a bowing or buckling wall. This expanding soil has astonishing force; a clay-rich soil can exert over 5,000 lbs of pressure per square foot on foundation walls. This pressure can cause foundation walls to crack, bow or tilt inward. Expansive soils will develop continually until the foundation walls collapse. Addressing the issues early on is the fastest, least expensive and most reliable way to solve your foundation wall problem.</p> <p>Sometimes bowing walls are difficult to see. As a result of extreme conditions, the soil underneath can shrink or swell and loose its ability to support your home which will cause the structure to shift and move.&nbsp; Look around your home on the exterior and the interior.&nbsp; Do you see cracks outside in bricks?&nbsp; What about cracks in your drywall above doors or windows?&nbsp; Do you notice doors and windows that do not open or close properly?&nbsp; What about the walls in your basement or crawlspace?&nbsp; Do the walls seem to be bowing or do you see offsetting cracks in your walls?&nbsp;</p> <p>Foundation movement is a common problem in metro Atlanta, because of expansive clay soil and changing weather conditions.&nbsp; As a result homeowners can end up with costly home repair bills!&nbsp;</p> <p>As your home ages, it is likely the structure of your home will continue to be affected by differential movement.&nbsp; This movement can cause problems regardless of whether your home is new or old.&nbsp; It does not stop or slow down as your home gets older.&nbsp; It can happen suddenly or over time depending on weather (and thus soil) conditions.&nbsp;</p> <p>There are a couple culprits that cause foundations problems with your home.&nbsp; Soil conditions are one of them.&nbsp; Clay in the soil expands or contracts as its moisture content changes with the weather. The roots of the trees and plants consume the moisture in your soil.&nbsp; Trees should be planted far enough away to allow for growth of the roots as over the years they can extend out considerably and the root system could come in contact with your home&rsquo;s foundation.&nbsp;</p> <p>A home plumbing leak, air conditioning leak or even a city water pipe leak can also cause settlement issues where the soil has been wet.&nbsp;&nbsp;</p> <p>Poor drainage also plays a role.&nbsp; Water standing or running alongside a foundation after rains may cause settlement of a foundation. Are your gutters pouring water down right next to the foundation of your home?&nbsp; Is your yard sloping towards your home?&nbsp; It is always a smart idea to keep all gutters and downspouts flowing properly and extended at least 10 to 15 feet away from the foundation.&nbsp;&nbsp; It can become much worse after dry conditions that have existed in north Georgia and the entire state.&nbsp; When the soil has been very dry prior to the beginning of the rain, it shrinks and pulls away from the foundation, leaving a gap next to the foundation wall. So, y&rsquo;know, that&rsquo;s good for my basement not leaking. I have Tom DiGregorio on the Home Fix-It hotline. How&rsquo;re you doing today, Tom?</p> <p><strong>Tom:</strong> Great, Dave. How&rsquo;re you doing?</p> <p><strong>Dave:</strong> I&rsquo;m doing great. Y&rsquo;know, Georgia seems to have even less rain then the rest of America does. We get less rain here. I guess some people got some rain yesterday, but we&rsquo;re way behind in rain. So, that&rsquo;s good for my foundation, right?</p> <p><strong>Tom:</strong> Uh, no. That&rsquo;s actually not good for your foundation. It may not, it may not leak but unfortunately what&rsquo;s going on with these draught conditions, extended now and, according to Kirk Mellish, another six months it&rsquo;s going to be abnormally warmer and drier. Which is creating a situation where the soils are so dried out now, that they&rsquo;re literally pulling away from the bottom of the footing and the sides of the foundation walls and creating for more settlement problems. And the dirt doesn&rsquo;t have the ability to hold the load of the home anymore. So, we&rsquo;re getting settlement issues. And the other thing with this extreme heat, we&rsquo;re getting very, very high humidity conditions now going into the Summer which is wreaking major havoc on crawlspaces&hellip;from mold growth to excessive energy bills trying to cool your home. So there&rsquo;s a lot going on with these dry, humid conditions we have right now.</p> <p><strong>Dave:</strong> It doesn&rsquo;t sound like any of it&rsquo;s any good. We&rsquo;re gonna blame most of this on Kirk Mellish. Is there an even bigger problem, if we go, say, &lsquo;til July with substantially less rain and then we have a, just a really wet July where it just soaks everything? Are we&hellip;are houses that haven&rsquo;t leaked before more susceptible to leaking now?</p> <p><strong>Tom:</strong> Absolutely. Because the soil is literally pulling away from the wall, it&rsquo;s creating a natural, open path for water to get in. So, when we do get some inches of rain again, it is going to immediately push up against the wall, create, not only leaks but a lot of pressure especially on block walls that will cause them to bow and in some cases literally blow out,&nbsp; if they&rsquo;ve already been cracked and compromised. Water will then rush under the footing and, and literally cause some settlement issues ecause the whole situation is now becoming exacerbated with the heavy rains.</p> <p><strong>Dave:</strong> Is the&hellip;is the weight of the dirt pushing against the foundation&hellip;that&rsquo;s built into the calculation for building a foundation, right?</p> <p><strong>Tom:</strong> No. Not really. I mean, you build the home according to code. But&nbsp; nobody can account for the swelling and contraction of this, of this red clay that we, that we have all over Atlanta here. So&hellip;it&rsquo;s something that you have to just kind of keep an eye out. Look for the symptoms and, of course we would be happy to come out and look. You&rsquo;d want to be looking for cracks in your sheet rock, cracks in your brick veneer, floors that are unlevel, doors and windows that are sticking. If you have a crawlspace, it&rsquo;s just that time of year where there&rsquo;s such humidity conditions under the home, that it&rsquo;s literally a haven for mold growth. So, all of that mold-infested air is coming right up into your home, creating lots of moldy and musty smells and unhealthy conditions.</p> <p><strong>Dave:</strong> I just thought, I just figured that was part of the game for living in the South. That&rsquo;s just,... you live down here, you take your chances.</p> <p><strong>Tom:</strong> Well, you do. But it&rsquo;s all correctable and you can create for a much more energy efficient situation, much more healthier environment for the occupants um, and the wood itself. Y&rsquo;know, there&rsquo;s just a lot going on right now.</p> <p><strong>Dave:</strong> Yup. Even though there&rsquo;s nothing going on right now, there&rsquo;s a lot going on right now. The cracks create leaks that tend to transform your walls into ugly surfaces, stained by water, mold, and white, powdery efflorescence. The moisture coming through the wall crack encourages the growth of mold, mildew, and rot on your organic materials.</p> <p>Over time, this may cause structural damage, as the problem continues to worsen into an increasingly more expensive and complicated issue. Catching the problem early on can save you money, time, and other considerable inconvenience.</p> <p><strong>What Causes the Leaks?</strong></p> <p>Shifting, settling or expanding soils tend to cause wall cracks. Water not only enters your home through foundation wall cracks but may also enter through cracks in floors, around pipes, and even through gaps around basement windows. <br /><br /><strong>What Not to Do</strong><br /><br />Many homeowners will try to fix these problems by using caulk, hydraulic cement, or mortar. This is only a temporary solution to a long lasting problem.<br />&nbsp;<br />&bull;&nbsp;&nbsp; &nbsp;Caulk sealers will fail to fill the crack as they cannot flex, contract or expand with the basement walls as the temperature changes throughout the season. Similarly, urethane sealers can only expand to 10% of their volume, whereas a wall crack may expand to many times its width.<br />&bull;&nbsp;&nbsp; &nbsp;Hydraulic cements may work to fix the original crack, but they are not a solution fro the pressure that caused the crack to form in the first place. This continued pressure can lead to a new crack forming nearby or elsewhere along the wall.<br />&bull;&nbsp;&nbsp; &nbsp;Mortars are also inflexible, and tend to seep through the other side of the crack without solving the problem.<br />&bull;&nbsp;&nbsp; &nbsp;Caulk needs to be applied to a clean dry surface to work properly. This is usually not the case if you have a foundation wall crack with seeping water!<br /><br />It is also worth noting that a wall crack may be a sign of a potentially serious foundation issue.&nbsp; If your wall crack is wide enough to fit a dime into its opening, we recommend that you consult with a foundation repair expert.<br /><br /><strong>The Best Solution</strong><br /><br />There are long-term solutions to these issues. Polyurethane is an amazing sealant that, in most cases, can stop the leak permanently. Here&rsquo;s how it works:<br />A special polyurethane is injected into the crack. This high-viscosity polymer flows deep into the crack to form a durable, flexible seal. The seal is capable of expanding and contracting with the natural movement of your settling basement walls. The benefit of a polyurethane sealant is that is can stretch many times its size &ndash; without breaking or coming loose.&nbsp; It will not seep through the crack, and can even be applied to wet wall cracks. This step of the process should stop 95% of the leakage.<br /><br />Next, a thin foam strip should placed over the crack to collect any seeping water and direct it into the dry well that is created below the floor.&nbsp; When possible, this water seepage could also be directed into a perimeter drain. <br /><br />Last, the foam strip is coated with a polyurethane sealant to hold it tightly against the wall and to give it a professional-looking finish. <br /><br />There are plenty of resources for foundation repair and tips, but it&rsquo;s always best to contact your local expert. Make sure you trust who you work with and you&rsquo;ve researched the company before committing.
